The certificate is not the property itself; it entitles the holder to repayment with a statutory penalty and interest, or, if the owner never redeems, the right to petition a court for a tax deed. Bidding starts at the minimum — the delinquent taxes, penalties, and costs — and goes up, so the highest bidder wins. The amount bid above the minimum, called the overbid or surplus, is refunded to the owner on redemption but earns the buyer separate interest. To actually take ownership, the buyer must wait out the redemption period, serve statutory notice, and obtain a court order granting the tax deed. Larger counties run their sales online through SRI's platform or GovEase; smaller counties may hold in-person auctions.

Bidding & Auctions

Bidding is a premium, or overbid, format. The opening bid covers the delinquent taxes, penalties, and costs, and bidders raise the price upward — the highest bidder takes the certificate. The amount paid above the minimum becomes the overbid, which is held for the owner and refunded if they redeem, though it earns the buyer 5% per year in the meantime. Because the flat redemption penalty is calculated only on the minimum bid, keeping your overbid low protects your effective return.
