How Tax Delinquent Property Sales Work in Washington
Washington is a tax-deed state. After a property has been delinquent for three years, the county treasurer forecloses the tax lien through a court action, and once a judgment of foreclosure is entered the property is sold at public auction. The winning bidder receives fee title to the property, conveyed by a county treasurer's tax deed — not a lien certificate, so there is no interest for investors to collect. The opening (minimum) bid is the total of back taxes, interest, and costs, and bidding proceeds upward to the highest and best bid. Most Washington counties now run their foreclosure auctions online, with Bid4Assets the dominant statewide platform, though some smaller counties still sell in person at the courthouse. Because ordinary owners have essentially no right to redeem once the sale occurs, the title diligence has to happen up front — investors research each parcel before bidding rather than relying on any statutory return.

Redemption & Penalties
