South Carolina Tax Sale Questions

How long is South Carolina's redemption period?▾

Twelve months from the date of the delinquent tax sale. If the property is not redeemed within that year, the tax collector executes and records a tax title to the purchaser.

What interest does a South Carolina bidder earn?▾

An escalating penalty by quarter of the redemption year — 3% in months 1-3, 6% in months 4-6, 9% in months 7-9, and 12% in months 10-12 — applied to the bid. But the interest is capped at the Forfeited Land Commission's opening bid.

Why does overbidding hurt my return in South Carolina?▾

Because the interest owed to the purchaser cannot exceed the Forfeited Land Commission's opening bid, winning with a large overbid means you don't earn the penalty on the whole amount — aggressive overbidding materially lowers your effective yield.

What happens to the extra money if I overbid?▾

Any amount above the taxes, penalties, and costs is "overage" that belongs to the former owner, not the winning bidder.
