Parcels that remain delinquent for roughly three or more years move to the resale, held on the second Monday of June, where the county treasurer conveys the property itself by a resale deed that vests fee-simple title and cancels prior taxes and outstanding tax-sale certificates. So whether you receive a lien or a deed depends on which sale you attend. Both sales remain active statewide — the October certificate sale has not been eliminated. Resale deeds are frequently cleared through a quiet-title action before the title is marketable.

Bidding & Auctions

At the October certificate sale, bidders bid the amount of taxes, interest, and costs due; when more than one bidder wants the same parcel, the county treasurer awards it by a fair and impartial drawing rather than a competitive bid-up. The June resale is a premium, highest-bid auction with an opening bid set at the lower of two-thirds of the assessed value or the total taxes, assessments, penalties, and costs owed.
